Our Building Process

To most consumers, building a home of their own seems like a daunting task, which is why most choose to buy an existing home. However, building a new home doesn’t have to be a stressful process if your home builder is experienced, understands the detailed process, and is a good project manager. The key to home building success is working with a builder who communicates openly and keeps buyers informed of upcoming decisions. In reality, building a new home is a fun and rewarding adventure.

1. Plan Your Budget

The home building process starts with your budget. What can you afford to build with your money? Begin by talking to your financial consultant and get pre-approved with them for a mortgage range you can afford. And, remember to budget for appliances, window treatments, decorating, etc.

2. Site Selection

The next step is site selection and building plans. Decide what type of home you want to build and where you want to build it. Consult with your builder to discuss your home plans and have the builder look at your site. Proper site selection is important to keep your home within budget.

  • Will your lot require dirt fill?
  • Is it in a wetland? Are retaining walls required?
  • What will it take to prep the site and at what cost?

The building plans will be reviewed and analyzed by your builder. Then, the builder will put together an estimated cost to build and construct a contract for you to sign. Your estimate will typically include the following allowances: lighting, flooring, cabinets, plumbing fixtures, and landscaping. Make sure your allowances are realistic and within your expectations. This will eliminate any surprises at closing.

3. Building

The building of your new home can begin once a contract between you and the builder has been agreed upon. Building a high quality home takes anywhere from 3 to 5 months, depending on the size, details, and weather conditions.

The builder should keep you in the loop with progress updates and meet with you regularly to discuss decisions that need to be made, such as: shingles, siding, soffits, fascia, brick, lighting, plumbing fixtures, flooring, cabinets, countertops, deck or patio, etc.

The builder will have experienced preferred vendors and subcontractors who can provide additional incentives and builder discounts. Or, you can choose alternative vendors or subcontractors. After all, it’s your home. Timely decisions are the key to keeping your new home on schedule for completion.

4. Landscaping

As your new home nears completion, you will need to contact a landscaping company. Ask your builder for their landscaping recommendations based on your site. Then, consult with the landscaping company to get a cost estimate.

5. Closing

Closing the sale is handled by your bank and your builder or realtor representatives. Once the keys are in your hands, make sure your builder has a service plan and all the pertinent warranties for your home. Also, make sure your builder performs a final walk through and educates you about your home. During the first several months in your new home, keep a list of minor “fix-its” that need to be taken care of by your builder.
